While the recent AFIRE International Investor Survey, underwritten by Holland Partner Group, detailed strong investor optimism for the year ahead in US real estate, the metro- and property-level outlook brings a host of questions—and opportunities—for the months and years ahead.

Panelists will discuss strategies for increasing US allocations, including the benefits of core, value-add, opportunistic, and other approaches. What’s next for non-traditional asset classes, such as life sciences, cold storage, and data centers? Secondary and tertiary cities are becoming more favorable, but what are in the areas within these markets that stand out? Are you using leverage as a return booster? Are you seeking maximum financing?

In this Rising Leaders Summit, presented by AFIRE’s Rising Leaders, who represent a diverse group of mid-career real estate and investment leaders from AFIRE member firms, experts will offer a detailed look into the US market from a range of global perspectives.

In his role as Chief Investment Officer, Martin J. Brühl oversees all real estate transactions of Union Investment Real Estate worldwide. With assets under management totaling more than EUR 45 billion, Union Investment is a leading real estate investment manager providing a variety of investment solutions including non-listed retail and institutional open-ended funds, special funds and separate accounts.

Martin has close to 28 years of industry experience and has worked for groups like DTZ, Arthur Andersen and Cushman & Wakefield. Trained in banking and equipped with a degree in real estate appraisal and finance of City University Business School in London, Martin is Past President of the Royal Institution of Chartered Surveyors (RICS) and current Chairman of the Association of Foreign Investors in Real Estate (AFIRE) whose 215 member firms manage USD 3 trillion of real estate assets globally.

Freddie Kim is the Senior Deputy General Manager at Hana Financial Investment. He overseas commercial property investment & sales.

Brandon McMenomy is Executive Director of CBRE Capital Markets, based in New York. In this position, Brandon’s global capital knowledge and relationships are leveraged to assist CBRE’s investment property professionals to secure and execute world-class institutional placement outcomes on behalf of our clients.

Brandon has an intimate understanding of international capital and its acquisition ambitions in the U.S. and maintains deep relationships with prominent off-shore investors.  Brandon provides complete coverage across the globe—from foreign investors with a multi-decade track record to emerging capital sources seeking their first U.S. acquisition.  

Brandon has 15 years of experience, completing over $10 billion of acquisitions and sales throughout North America—the majority with foreign capital. He has executed a variety of mandates with investors from Europe, Asia Pacific, the Americas, and the Middle East. 

Meighan Phillips is a Portfolio Manager at Principal based in Des Moines, Iowa. Previously, Meighan was a Portfolio Manager and Analyst at Principal Global Investors. She received a Bachelor of Science in Finance from Drake University and an MBA from the University of Iowa.

Michel Schram is the Director of Private Real Estate for PGGM. He is a former board member of AFIRE. Michel received an MSRE from the University of Amsterdam. He also received an MA from Utrecht University in Economic Geography.
